Experience: 4 years of experience in Finance, Real Estate, Economics, Accounting, Operations, or related. Requires skills and experience to involve: Deep understanding of financial regulations, market dynamics, and investor expectations related to the real estate management and consulting industry. Proficiency in financial modeling and underwriting to accurately assess the viability and risks of the ventures. Experience managing relationships with legal representatives, accounting departments, public agencies and elected officials in the area of real estate management and consulting. High-level of understanding of Public Bond Issuance and Structure, Metro District Structures and laws, Bridge Financing and Financial modeling. Demonstrated experience working with investors and other stakeholders to communicate the financial status of the company and plans, ensuring compliance with regulations. Experience reviewing and drafting, operating agreements, forming companies and managing bank accounts. Demonstrated ability to produce accurate and up to date accounting information through accounting software. High-level of experience creating and keeping track of budgets, filling tax returns and managing tax abatements. Experience and understanding of finance, working in complex Excel and ARGUS models that incorporate cashflows, yields, IRR and waterfall calculations for the project. Demonstrated experience underwriting and reviewing environmental, title and legal documents for the project transactions. Travel required once per quarter within continental United States and Mexico (5%).
Job duties: The Project Economist position will study economic and statistical data to ensure the Project is being executed to the Master Plan’s specifications, on-time, and on-budget. Compile, analyze, and report data to explain economic phenomena and forecast market trends impacting the Project by applying mathematical models and statistical techniques. Manage and coordinate Public Bond Issuances, Metro Districts and Tax Increment structures. Formulate recommendations, policies, or plans to solve economic problems related to the Project. Provide advice and consultation on economic relationships affecting the Project. Manage relationships with legal representatives, accounting departments, public agencies.
